The Alameda County Agricultural Fair Association, as agent for the County of Alameda, is seeking a Developer/Operator for an Upper-Upscale branded hotel on a 5-7 acre parcel of land at the Alameda County Fairgrounds. The historic property is located in Pleasanton, California, a highly desirable area both in terms of its geography and its demographics. Conveniently situated near major freeways, it is considered a Gateway to the Silicon Valley and the Greater San Francisco Bay area.
Interested parties are invited to submit an RFQ as the first step in the following three-phased process:
The Association will evaluate the responses to the RFQ and select a short list of no more than five development teams. Selection will be based on the teams’ qualifications and written narrative of their vision for the development site.
The short-listed development teams will be asked to respond to a Request for Proposal (RFP). At this stage, teams will be required to identify a hotel operator and flag, as well as provide a pro forma analysis, preliminary design drawings and proposed ground-lease terms.
At the completion of the RFP evaluation process, the Association will enter into an Exclusive Negotiating Agreement (ENA) with the selected development team for the purpose of negotiating the terms of a long-term ground lease.
The Association expects the selected Developer to have the primary responsibility for pre-development design, financing, entitlement, construction, operation and maintenance of the hotel.
